SEO for Roofers: Win Repair, Replacement and Storm Jobs From Search
SEO for roofers is the work of getting a roofing company found in Google's map pack, organic results and AI answers when homeowners search for roof repair, roof replacement or storm damage help. The highest-impact work is Business Profile setup, a page per roofing service, honest storm and insurance content, reviews with photos and fast call answering. Map gains often show in 2-4 months.
How customers search for roofers
Roofing searches fall into three groups. Leak and emergency searchers have water coming through a ceiling and call whoever answers first. Storm searchers had hail or wind hit their area, want an inspection and ask whether insurance will pay. Replacement shoppers have an aging roof, compare contractors for weeks, read cost pages and check reviews and licenses. Storms bring a flood of out-of-town contractors, so homeowners look for proof that a roofer is local, licensed and still answering the phone next year.
- Storm and insurance terms have small volumes but high bids: 'free roof inspection' averages about $51.13 per click, 'storm damage roof repair' $47.01 and 'hail damage roof insurance claim' $46.41.
- 'Metal roofing' gets about 90,500 searches a month but only about $8.58 per click, because many searchers are researching materials. A metal roofing guide with your installed prices can still turn research into quotes.
- 'Roof financing' averages about $46.09 per click with about 2,900 searches, a sign that payment options close jobs. List financing on the replacement page if you offer it.
- Monthly volumes swing with weather. 'Roof storm damage' ranged from about 1,300 US searches in February 2026 to about 9,900 in September 2025.
| Search term | Monthly US searches | Google Ads cost per click |
|---|---|---|
| roofers near me | 165,000 | $24.77 |
| roofing companies near me | 165,000 | $33.59 |
| roof repair near me | 90,500 | $39.02 |
| metal roofing | 90,500 | $8.58 |
| roof leak repair | 33,100 | $34.77 |
| roof inspection | 33,100 | $34.78 |
| roof replacement cost | 18,100 | $19.96 |
| emergency roof repair | 8,100 | $43.29 |
| hail damage roof | 5,400 | $19.02 |
| storm damage roof repair | 3,600 | $47.01 |
| roof financing | 2,900 | $46.09 |
| free roof inspection | 1,600 | $51.13 |

The SEO checklist for roofers
Set 'Roofing contractor' as your primary Business Profile category
This category matches the main roofing searches. Add secondary categories only for trades you sell as their own jobs. 'Roofing supply store' is for businesses that sell materials to the public.
Primary: 'Roofing contractor'. Add 'Gutter service' or 'Siding contractor' only if you install them as separate jobs.
Display your license or registration number where your state requires it
Roofing licensing is set state by state, and some states tie it to advertising. Florida Statutes 489.119(5)(b): "The registration or certification number of each contractor shall appear in each offer of services, business proposal, bid, contract, or advertisement, regardless of medium, as defined by board rule." Minnesota licenses residential roofing companies. Its Department of Labor and Industry says "Only companies are required to obtain a license," and its Check a License tool lets customers look you up.
Put the number in site text, quotes, Business Profile photos of trucks and yard signs, and link to your state's license lookup page.
Build one page per roofing service
Homeowners searching 'roof leak repair' and 'metal roofing' want different answers. Each page should cover the problem, materials, what affects price, warranty and a call button. Link every page from the main menu.
Start with roof replacement, roof repair, leak repair, storm and hail damage, roof inspection, metal roofing and commercial roofing.
Write a storm damage page that explains the insurance process honestly
Explain how to document damage, when to call the insurer and what happens at an adjuster visit. Don't promise that insurance will pay. Texas Business and Commerce Code 27.02(c)(1) makes it an offense to advertise or promise work paid from a property insurance claim where the seller "will, without the insurer's consent: (i) pay, waive, absorb, or otherwise decline to charge or collect the amount of the insured's deductible".
Add a plain line such as 'You pay your insurance deductible. We never waive, rebate or absorb it.'
Post dated proof after real storms you worked
After a hail or wind event, a Business Profile post and a short project page show you were there and still answer. Use real dates, real photos and the areas where you inspected roofs. Skip pages for storm areas where you have no crews.
A post like 'Inspected 40 roofs after the June 12 hailstorm' with close-up photos of bruised shingles and the crew truck.
Ask for a review after every roof, and post your own job photos
Star rating filters roofing buyers early. BrightLocal's 2026 survey found 31% of consumers only use businesses rated 4.5 stars or higher. Ask every customer for an honest review without suggesting what to cover (Google's policy says merchants should not "request that specific content be included"), and post your own photos of the finished roof to the profile.
Send the review link the day of final cleanup, with a one-line request for an honest review and no prompt about what to mention.
Publish a cost and financing page
'Roof replacement cost' gets about 18,100 US searches a month. Explain how roof size, pitch, material, tear-off layers and decking repairs move the price, and give your own ranges. Add financing terms if you offer them.
Price per square by material, from your own invoices, next to HomeAdvisor's June 2026 national average of $9,609 for replacement.
Give active leaks a phone-first emergency page
Someone with water in the attic wants a person on the phone and a tarp today. Put a tap-to-call button first, state when you can come out and what temporary repairs you do. Claim emergency service only if a crew really goes out after hours.
Target 'emergency roof repair' (about 8,100 US searches a month, averaging $43.29 per click) with a tel: link at the top of the mobile page.
Add RoofingContractor schema
Structured data states your business type, service area and contact details in a form search engines read directly. Keep every value identical to your Business Profile.
Use the schema.org type 'RoofingContractor' with name, telephone, address, areaServed and your license number in 'hasCredential'.
Track retail and insurance jobs separately
Storm jobs and retail replacements come from different searches and close at different rates. Record the source of every lead and whether it became an insurance or a cash job. Compare booked revenue by source every month.
Tag your Business Profile link with utm_campaign=gbp and add a 'retail' or 'insurance' field to every lead in your CRM.
Google Business Profile for roofers
- Primary category
- Roofing contractor
- Secondary categories to consider
- Gutter service, Siding contractor, Skylight contractor, Insulation contractor, Waterproofing service
- Services to list
- Roof replacement, Roof repair, Roof leak repair, Storm and hail damage inspection, Emergency roof tarping, Asphalt shingle roofing, Metal roof installation, Flat roof repair, Commercial roofing, Gutter installation, Skylight installation and repair, Attic ventilation
- Google's category list has no 'Storm damage' or 'Hail damage' category. Put those services in your services list, description and posts.
- Don't create a Business Profile in a storm-hit city unless you have a real, staffed location there. Google's guidelines don't allow virtual offices or mailboxes.
- Use your real business name. 'Smith Roofing | Hail Damage Experts' breaks Google's naming rules and can get the profile suspended.
- Upload before-and-after photos of real jobs: tear-off, decking repair, underlayment and the finished roof, plus trucks with your name and license number.
- 68% of consumers will only use a business with four or more stars (BrightLocal, 2026). Reply to every review, and answer complaints with facts and a way to reach the owner.
Getting found in ChatGPT and Google's AI answers
Homeowners ask ChatGPT, Perplexity and Google AI Overviews how to spot a storm chaser, or whether insurance pays for hail damage. These tools build answers from Business Profiles, reviews, license databases and pages that answer the question directly. BrightLocal's 2026 survey found 82% of consumers read AI-generated review summaries, so the words in your reviews now shape how AI describes you.
- State how long you have operated from your address, your license number and your insurance carrier in plain text on the About page.
- Publish a page titled 'How to spot a storm chaser' with specific warning signs, such as a contractor offering to waive a deductible, and explain how customers can check you.
- Describe your warranties in exact terms: workmanship years, manufacturer warranty name and what voids it.
- Reply to every review. Where the homeowner already named the service or material, such as hail-damaged shingles, name it again in your reply; never suggest it in the request.
- Each quarter, ask ChatGPT and Perplexity about your company by name. Check that no answer ties you to complaints about a similar-named storm chaser, and that none gives you an out-of-town address or a city you don't work in. Fix the listing or page the answer drew from.
How much does SEO for roofers cost?
SEO for roofers typically covers Business Profile management, service and storm pages, review and photo collection, listing cleanup and links. Cost depends mostly on the size of your service area, how many storm-season competitors you face and how much content your site already has.
What affects the cost
- Market competition: hail-prone metros attract national and out-of-state roofing companies each spring.
- The number of services, from repairs to metal roofing and commercial work, that need their own pages.
- How many towns in your service area need real project pages.
- Your review count and photo library compared with the roofers already in the map pack.
- The number of states you work in. License display and deductible rules differ by state, so each state's pages need their own compliance check.
| Option | Best for | Tradeoffs |
|---|---|---|
| DIY | Owner-run crews in one market with time during winter. | Profile, photos and review requests are manageable. Storm pages, insurance content and link building tend to stall when the spring rush starts. |
| Freelancer | Roofers who need a defined project, such as a new site or a set of service pages. | Useful for one-off builds. Check that they know state license display rules and won't write insurance promises you can't keep. |
| Agency | Roofing companies with several crews that want steady retail work beyond storm season. | The highest monthly cost. Ask whether reports show inspections booked and roofs sold, not just traffic. |
| Lead services | Roofers with open crew capacity after a storm. | Storm leads are often sold to several roofers at once. You pay for each one and keep nothing when you stop. |

SEO vs. ads vs. lead services for roofers
| Channel | How you pay | Who owns it | Time to results | Exclusive leads? |
|---|---|---|---|---|
| SEO | Monthly work or your own hours, with no fee for each lead. | The site, storm pages, photos and reviews stay yours. | Months, with map pack gains for nearby towns first. | Yes. Homeowners call your company directly. |
| Google Ads | Per click: about $51.13 for 'free roof inspection' and $39.02 for 'roof repair near me' (US average, pulled October 2026). | You own the campaigns and data, but leads stop when the budget runs out. | Days, which helps right after a storm. | Yes, though clicks from out-of-area searchers still cost money. |
| Local Services Ads | Per valid lead. Google lists roofing among the first US categories moving into Google Ads Performance Max with pay-per-lead goals, starting August 2026. | Google controls ranking, which weighs reviews, responsiveness and verification. | Fast after setup, but the Google Verified badge needs business registration and representative checks. | Leads come to you directly, but homeowners often contact more than one roofer from the listing. |
| Lead marketplaces (e.g. Angi) | Per lead or by subscription. | The platform keeps the customer relationship and the reviews. | Days. | Frequently shared with other roofers. Read the lead terms. |
Turn rankings into booked jobs: answer every call
Damage searches jump after hail and wind events, and a homeowner with water coming through the ceiling calls the next roofer if nobody picks up. Storm season is also when homeowners are most cautious. NICB's May 2026 fraud warning tells them to "Get more than one estimate," so expect a storm caller to phone several roofers. A company that answers every call with its name, books inspections quickly and follows up in writing stands apart from storm chasers.
- Plan answering for storm bursts, not a flat season. 'Emergency roof repair' went from about 5,400 US searches in June 2026 to roughly four times that in July (Google Ads data via DataForSEO, pulled October 2026). Overflow answering you can switch on the day after a hailstorm covers that kind of jump without paying for it all year.
- An AI receptionist can answer during a storm surge, ask whether water is coming inside, whether an insurance claim is open and the property address, then book the inspection.
- Set firm rules: never tell a caller insurance will cover the roof, never offer to pay a deductible, and send active leaks to the on-call crew right away.
- Record every storm call with date and address, so you can follow up on inspections that didn't book within a week.

Seasonality for roofers
- March to June
- Spring storm season drives damage searches. 'Hail damage roof' reached about 9,900 US searches in April 2026 and 'roof replacement cost' about 27,100 in March 2026. 'Roof storm damage' climbed to about 6,600 in June. Have storm pages, inspection booking and call coverage ready by March.
- July and August
- Summer storms push urgent searches: 'emergency roof repair' hit about 22,200 in July 2026 and 'storm damage roof repair' about 9,900. 'Free roof inspection' reached about 3,600 in both months. Keep crews and phone coverage available for same-week tarping.
- September and October
- Fall is replacement season. 'Roof replacement' reached about 74,000 US searches in September 2025, four times its April 2026 level, and 'roofers near me' hit about 246,000. 'Insurance roof replacement' peaked at about 2,900 in October 2025. Push replacement, financing and cost pages.
- November to February
- Leak searches hold steady while other demand drops: 'roof leak repair' stayed around 33,100 to 40,500 searches a month. Use the slower months to add project pages, collect reviews from fall jobs and prepare spring storm content.
Common SEO mistakes roofers make
- Offering to cover or waive a customer's insurance deductible. Don't. Minnesota Statutes 325E.66, subdivision 1(a)(1), says a residential contractor paid from insurance proceeds shall not, "as an inducement to the sale or provision of goods or services to an insured, advertise or promise to pay, directly or indirectly, all or part of any applicable insurance deductible". Minnesota's labor department says violators face "fines of up to $10,000 per violation." In Texas, the offense under Business and Commerce Code 27.02 is "a Class B misdemeanor."
- Advertising that you will handle or negotiate the insurance claim for the homeowner. Describe how you document damage for the homeowner's claim. Texas Insurance Code 4102.163(a): "A contractor may not act as a public adjuster or advertise to adjust claims for any property for which the contractor is providing or may provide contracting services".
- Leaving the license number off ads where the state requires it. Add it to site text, ads, estimates and trucks wherever your state requires it, using the wording your state board sets.
- Creating Business Profiles or thin city pages in storm areas where you have no office. Expand service areas on your real profile, and publish project pages only for work you completed.
- Letting the phone go to voicemail during a storm surge. Add overflow answering through a live service or AI receptionist before storm season.
- Using stock photos of roofs. Post real job photos with dates. Homeowners wary of storm chasers look for proof of local work.
How long does SEO take for roofers?
- Month 1
Audit the Business Profile, site and citations. Fix categories and services, add license details, set up call and lead tracking and start review requests and post job photos.
- Months 2-4
Publish service pages, the storm and insurance page, the emergency leak page and the cost page. Map rankings for towns near your office usually improve first.
- Months 5-8
Add project pages from completed jobs, earn links from suppliers, manufacturers' contractor directories and local associations, and prepare storm-season posts.
- Months 9-12
Rankings for replacement and repair terms firm up as reviews and project pages accumulate. Review which job types booked best, and plan content for the next storm season.
Frequently asked questions
How much does SEO for roofers cost?
It depends on how competitive your market is, how many services and towns you want to rank for and your starting point. A roofer in a hail-prone metro faces more competition than one in a small market.
What is the 25% rule for roofing?
It comes from the Florida Building Code. Section 706.1.1 of the 7th Edition (2020) Existing Building volume read as follows (Florida has since adopted the 8th Edition, 2023, so check the current text before relying on it): "Not more than 25 percent of the total roof area or roof section of any existing building or structure shall be repaired, replaced or recovered in any 12-month period unless the entire existing roofing system or roof section is replaced to conform to requirements of this code." Since 2022, Florida Statutes 553.844(5) adds that for a roof built, repaired or replaced to the 2007 Florida Building Code or later, "only the repaired, replaced, or recovered portion is required to be constructed in accordance with the Florida Building Code in effect." Outside Florida, check the code your local building department enforces before you mention a 25% rule in ads or on a storm page.
Can I do SEO for my roofing company myself?
The basics, yes: category, services, photos, review requests and a few strong service pages. What most owners can't keep up during storm season is new content, project pages and link building.
How long does SEO take for a roofing company?
Map pack gains for nearby towns often show in 2-4 months. Competitive terms like 'roofers near me' in a large metro usually take 6-12 months or longer, especially where storm-season competitors spend heavily.
How can I get storm damage leads without looking like a storm chaser?
Publish dated proof of local work, a clear license number and an honest insurance page. NICB's advice to homeowners includes "Get everything in writing," so give them written estimates and terms, plus an address and a history they can check.
Should roofers help homeowners with insurance claims?
You can document damage and meet the adjuster at the homeowner's request, but check your state's rules before advertising claim help. In Texas, Insurance Code 4102.163 governs contractors who act or advertise as public adjusters. Elsewhere, ask your state insurance department or licensing board.
Do roofers need Google Local Services Ads?
Not always, but many use them alongside SEO for faster leads. Google replaced the Google Guaranteed badge with Google Verified, and roofing is in the first group of US categories moving into Google Ads with pay-per-lead goals from August 2026.
What keywords should a roofing company target?
Start with the services you want more of, in homeowners' words. Large US terms include 'roofers near me' (about 165,000 searches a month) and 'roof repair near me' (about 90,500), plus high-value smaller terms like 'storm damage roof repair' (Google Ads data via DataForSEO, pulled October 2026).
